Contracting parties

This website is operated by MMag. Dr. Kazim Yilmaz Rechtsanwalts GmbH, Volksgartenstraße 3, 1010 Wien, Austria. The accommodation contract is concluded between you as the guest and the operator of the property you book (the "operator"). The property operator is named on the property page and at checkout before you confirm; where no separate operator is named, it is MMag. Dr. Kazim Yilmaz Rechtsanwalts GmbH. OkupAI provides the booking technology and is not a party to the contract.

You must be at least 18 years old to make a booking and you are responsible for the accuracy of the details you provide.

Quotes, booking, and confirmation

For your chosen dates and number of guests the website shows an itemized quote. Price and availability are validated again when you confirm; if either has changed, you are shown a fresh quote before anything is booked.

If you pay by card, the booking is confirmed as soon as the payment succeeds on Stripe's hosted payment page. For other payment methods, the booking is confirmed by email once the payment has been received or the reservation has been accepted. Until then no contract has been concluded.

Each booking receives a reference. Please quote it in all communication with us.

Prices and payment

All prices are shown and charged in EUR and include the taxes and fees listed in the quote. The payment methods available to you are shown at checkout.

Card payments are processed by Stripe; the operator never receives your card details. Payments by bank transfer are due by the date stated in your confirmation. If a payment is not received in time, the reservation may be released.

Changes and cancellation

Each property may set its own cancellation terms. They are shown on the property page and again before you confirm, and they form part of this contract. Our cancellation policy page explains how to cancel or change a booking and how refunds are processed.

Where a property has not set its own cancellation terms, the following default terms apply: Full refund for cancellations made at least 30 days before check-in, or within 15 minutes of booking. Cancellations made later than that are not eligible for a refund.

Accommodation booked for specific dates is exempt from the statutory 14-day right of withdrawal for distance contracts (Art. 16(l) Directive 2011/83/EU; in Austria §18(1)(10) FAGG). The cancellation terms above apply instead.

Changes to dates or number of guests are subject to availability and may change the price. If you do not arrive and have not cancelled, the cancellation terms of the property apply.

Your stay

Check-in and check-out times and the house rules are shown on the property page. You agree to follow them, to respect the maximum number of guests, and to treat the accommodation and its contents with care.

You are liable for damage caused by you or your fellow guests beyond normal wear and tear. Where local law requires guest registration, you agree to complete it, for example through online check-in before arrival.

Our responsibilities

The operator provides the accommodation as described on the property page. If it becomes unavailable for reasons beyond the operator's control, you will be offered a comparable alternative or a full refund of the amounts paid.

Liability is governed by applicable statutory law. Nothing in these terms limits liability for intent, gross negligence, or injury to life, body, or health.

Complaints

If something is not as expected during your stay, please tell us as soon as possible by email at office@host-it.at so that we can put it right while you are there.

Governing law

These terms are governed by the law of Austria. If you are a consumer, the mandatory consumer protection rules of the country in which you live remain unaffected.

Changes to these terms

The terms in force at the time of your booking apply to that booking. The date at the top of the page shows the current version.
